There are more decisions than most people expect, and very few stay isolated.

Move an appliance and the cabinetry changes. Change the cabinetry and the lighting may need to move. A different countertop can affect the sink, faucet, backsplash and installation. Tile and plumbing fixtures have lead times, and if they are selected late they hold up everything after them.

A contractor can keep construction moving. That does not mean the design decisions are happening in the right order.

If you have a contractor’s bid and no design, the decisions are already out of order.

Renovations are stressful. I came into one project a little after it had started, and by the end the husband told me I had saved their marriage. He was joking. But the decisions were made, the plan was clear and nobody was arguing about a kitchen anymore.

That is the part of my job people do not expect.

The plan should lead the renovation, not be pieced together as construction moves forward.

My role is to think ahead, connect every decision and create a cohesive design that gives you and your project team clear direction.

Even the strongest plan cannot predict every surprise hidden behind a wall. It can prevent avoidable problems from becoming delays, change orders or compromises during construction.

The result is more than fewer problems. It is the relief of knowing the decisions have been made, the confidence to move forward and a kitchen or bathroom that will work beautifully for your family long after construction is over.

A kitchen has to work on an ordinary Tuesday and when your home is full of people.

I look at how you cook, where people gather, what needs to be stored and what makes the current kitchen harder to use than it should be.

A beautiful kitchen that interrupts the way your family lives is not a successful design.

BATHROOMS LEAVE VERY LITTLE ROOM FOR BAD DECISIONS

Bathrooms often require just as much planning within far less space.

A few inches can affect a walkway, vanity storage, shower size or whether a door opens properly. Tile placement, plumbing locations and lighting become much harder to correct once installation begins.

I consider how the room functions, how the materials meet and what needs to be resolved before the contractor begins asking for answers.

A complete design is only part of a successful renovation.

Once construction begins, questions arise, site conditions change and decisions have to be made quickly. When I remain involved, I can answer those questions and help protect the design. When I provide the design alone, you and your project team manage its purchasing, communication and execution.

Full Service

For a kitchen or bathroom that involves construction, purchasing and more decisions than you want to manage. I develop the complete design and remain involved through purchasing, Design Oversight and installation.

You remain part of the decisions that make the home yours without managing every detail required to bring the design together.

The Design Plan

For clients who want a complete design but will manage implementation themselves. I create the design direction, selections and documentation for the space.

You or your contractor manage purchasing, ordering, contractor communication, construction and installation. Design Oversight is not included.

Design, Edited

For a renovation in which plans, a contractor or several selections already exist and a defined set of decisions still needs to be resolved.

It provides an experienced review and clear direction for a focused need. It is not a substitute for complete kitchen or bathroom design.

BEFORE YOU ASK

When should I bring you in?

Before the contractor. The layout, appliances and cabinetry need to be decided before anyone can bid the work accurately, and those are design decisions. The earlier we talk, the fewer things have to be undone.

Do I need a contractor first?

No. If you already have one you trust, we will work together. If you do not, the design comes first either way. A complete plan is what a contractor needs to give you a real number.

What if I have already started?

Some projects need a full design. Some need an experienced look at the decisions that have not been made yet. That is what Design, Edited is for.

Dallas and Ellis County. I am based near Waxahachie and take projects throughout the area.
